Provide routine maintenance and repair to the facility’s buildings, equipment and grounds. Insures a good work flow and coordinates maintenance and repair activities with functions of other departments. This position functions under the supervision of the Environmental Services Director. Resident satisfaction and meeting resident’s needs is a very important aspect of this position.
Performs routine preventive maintenance, as directed by supervisor.
Prioritizes all work in the order set by the Department Head.
Works with and maintains a good working relationship with all outside vendors.
Participates in emergency drills and acts as a member of the Emergency Response Team.
WHEN QUALIFIED, assists the Director of Environmental Services and/or performs work on the heating and air conditioning systems, domestic water systems, refrigeration systems, pumps, motors, fans, electrical systems and emergency generators.
Performs painting and refurbishing projects, as directed by supervisor.
Performs specific work duties and responsibilities as assigned by supervisor.
Performs minor building and equipment repairs and maintains all tools, equipment and supplies in proper condition.
Assists, during winter, with snow removal efforts.
Maintains parking garage in a clean and safe manner.
Observes all outdoor grounds for unsafe conditions and implements corrective action.
Does routine maintenance on all vehicles when assigned.
Performs setup for community events, holiday decorations, etc.
May assist in general housekeeping, as needed.
Contributes to a positive, healthy and safe work environment.
Minimum of one (1) year experience in basic maintenance.
Able to read basic electrical, mechanical and structural blueprints.
Can operate two-way radio, hand tools, basic power tools and other equipment, as required.
Minimum High School Diploma or equivalent.
Trade school experience.
Basic knowledge of refrigeration, boiler operation, electrical distribution, steam utilization equipment, air handling units, compressors, generators, as well as other mechanical, electrical and plumbing systems.
Knowledge of existing building codes and related safety codes.
Welding experience helpful.
Physical Requirements/Working Conditions:
Must be able to walk and stand for extended periods of time for up to 90% of the work day.
Demonstrate physical dexterity in moving, bending, stooping and pulling as job permits.
May work in awkward positions.
Must be able to lift and carry seventy-five (75) to 100 pounds occasionally.
Encounter strong liquids such as solvents, paints, water treatment chemicals, acids or irritating dusts and possibly sewer gas and carbon monoxide.
May be subject to offensive odors and combative behavior.
Normal vision and hearing required.
Must be able to function efficiently despite distractions and interruptions.
Communicates orally and/or in writing with residents, coworkers, families and public.
Full Time | 1st shift; rotating on-call schedule
